Do I really need a Home Inspection?

Absolutely! Home Inspections are an essential part of the home buying process. Besides the fact that most banks require a home inspection as part of the lending process, it will provide you with a clear picture of the overall condition of the home in which you are investing in. 


How much time does a standard Home Inspection take and when will I receive the completed report?

On average, a typical home inspection will take three hours to complete. The general rule of thumb is about 1-1.5 hours per 1,000 square feet of the home. The age of the home, as well as construction design can either lengthen or shorten the amount of time it takes to inspect the home. You will recieve your Home Inspection report 48 hours after the the inspection is complete. 


Do I have to be present during the Inspection?

No. The Inspector can perform the inspection regardless if anyone is present or not. Some clients choose to walk with the inspector so they can watch, learn, and ask questions throughout the process. The decision is completely up to the client. 


What does a Home Inspection  cover?

A standard home inspection includes the structure itself and all major systems and components including; the roof system,  electrical system, plumbing, and HVAC. The standards of practice set fourth by the many different professional associations serves as the guide for all home inspections. The inspector will also report of any safety hazards observed during the inspection process. 


What happens if there are problems found during the inspection?

Depending on where you are, some inspectors will provide their clients with repair estimates for their findings as a way to stay competitive in their respective markets. Giving repair estimates is outside of SOP's for a normal home inspection and is not required.
